Biography

Alexandra concentrates her practice on handling commercial real estate and lending matters for clients ranging from large, multi-state, and international corporations and commercial real estate developers to specialized small businesses and energy providers.

Alexandra negotiates, drafts, and reviews purchase and sale documents, lease agreements, and other site-control and land-use documents and provides legal guidance on issues involving construction and property management. She also negotiates loan documents and coordinates closings with all required parties. Alexandra has substantial experience handling retail lease negotiations, interest-rate swaps, mortgage-consolidation agreements, and mortgage assignments to mitigate NYS mortgage taxes. She routinely reviews titles, surveys, lease agreements, and other relevant documents for real property and lease acquisitions and financings.

Experience

Representative Experience

  • Represented a bank in a construction loan involving mixed-use property in Rochester, New York. The $11 million transaction involved a SWAP component, negotiating borrower and guarantor recourse issues, and resolving title issues.
  • Represented a shopping-center developer to negotiate leases with regional and national retail tenants for space in shopping centers in New York, Massachusetts, and Virginia.
  • Represented a furniture company with 120+ locations in seven states to negotiate and close various commercial leasing and lending transactions and draft and negotiate vendor and service contracts.
  • Represented a federal credit union in the refinancing of over 10 multi-family properties in multiple NYS counties. The loan was secured by two mortgages and involved the assignment and consolidation of multiple prior mortgages with different lenders as well as substantial title and diligence review.
  • Represented a bank in a construction loan involving mixed-use property in Rochester, New York. The $11 million transaction involved a SWAP component, negotiating borrower and guarantor recourse issues, and resolving title issues.
  • Completed environmental and real property due diligence in connection with a series of equity investment transactions in several solar energy facilities in Massachusetts and New York, and as local counsel, advised our client, the investor, of the legal and business risks and prepared permit schedules for closing.
